Karamarra' under the ownership of Charlie & Kaye Wilson and management of George & Kim Sypher, has been developed to run as three separate "businesses". Separating these activities allowed for efficiencies and diversity to manage risk whilst maximising productivity.

Karamarra is a well-developed and highly productive farming, grazing and irrigation property with Mackenzie River Frontage totalling 7,230 hectares and is being offered with water allocation and a cotton crop. The property currently proves the options available for the next owner are their choice - either a mix or a main focus of either irrigation, broadacre or cattle.

Included with the property will be 200 hectares planted to cotton, with forward sale contracts for 1500 bales providing a significant cash flow in early 2020.

Karamarra comprises principally high quality flooded alluvial brigalow and coolibah flats with a seven kilometre frontage to the Mackenzie River on the eastern boundary running back into developed brigalow scrub then onto ironbark ridges and an area of loamy red tableland.

The entire plain which comprises about 4,600* hectares is currently being utilised with 380* hectares of furrow irrigation, 1350* hectares broadacre cultivation with the balance planted to leucaena, buffel, floren blue grass and bambatsi. Additionally, there is approximately 800ha* developed brigalow scrub country, which has 2 x 96 ha Reinke centre pivots - one has leucaena planted and a mixture of improved pastures. The second pivot has been prepared to plant leucaena. The balance of the scrub country is planted to improved pastures.

From the fertile river flat, the country rises to gentle slopes originally timbered with brigalow, box and bean tree comprising red to grey loams onto easy undulating box, gum top box and narrow leaf ironbark forest areas interspersed with escarpments, rising to red tablelands on the western and northern boundary, timbered with lancewood and gum.

The property is well developed to utilise all areas - the irrigation is supported with allocations from the Mackenzie River which is pumped to the 900ML storage which also catches water from overland flow enhancing water productivity. The pasture areas are well fenced with a laneway system to the steel cattle yards and stock water is distributed via a network of troughs and dams.

The large modern homestead overlooks the majority of the property. A short distance away the station complex provides workers accommodation with another two houses and further single person units. The large steel 42m x 14m machinery shed has a workshop in one end, there is another machinery shed and large fuel tank fully bunded. There is a separate workers camp for seasonal/contract workers when required.
